<p>By booking this property you accept the Terms & Conditions stated below.</p>
<p><strong>PAYMENTS AND CHARGES</strong></p>
<p>A down payment of 25% is due at the time of reservation. Reservations made within 30 days of Rental Period require payment in full. The balance for the Rental Period is due 30 days prior to the Rental Period and will be charged to the credit card on file. Guest agrees that the Guest’s credit or debit card can be charged for any additional amounts due under this agreement.</p>
<p>Copies of both sides of the credit card used for payment and of a matching government-issued photo ID are required. Reservations made less than 1 week in advance require in-person registration with ID.</p>
<p>Rates are subject to local sales and resort taxes implied by the state. Which may include county tax and Florida hotel tax rates. Percentages may vary depending on county locations.</p>
<p>Following the booking of the property and the appropriate payment, confirmation of the reservation will be sent. All accommodation is booked exclusively in the specific property chosen for the number of persons showing on the booking form for the dates reserved and the accommodation booked cannot be sub-let, shared or assigned. No other persons may use the accommodation.</p>
<p>We will send out final instructions including address and access details 2 days prior to arrival date. Verification of id and credit card information will have to be completed before access details are provided.</p>
<p><strong>DAMAGE DEPOSIT</strong></p>
<p>A refundable damage deposit is required for all holiday bookings. The amount varies based on property size. The damage deposit is to provide security against any malicious damages, inventory discrepancies, excess housekeeping or excess trash. Subject to satisfactory inspection of the property after departure the authorization will be voided within 1 week of your departure.</p>
<p>The non-refundable damage waiver fee (DWF) for each reservation covers reported minor, accidental or inadvertent damage. All damage needs to be reported immediately to Global 1 Vacation Rentals in writing. Damage waiver becomes null and void upon guest departure. Unreported damage will the sole responsibility of the guest.</p>
<p>The damage waiver covers up to $1,000 for condominium/townhome properties and $1,500 for homes. Intentional damage, theft or gross negligence is not covered and will result in additional costs to the guest. The plan is provided and administrated by Global 1 Vacation Rentals and is not an insurance policy.</p>
<p><strong>CANCELLATION AND CHANGES</strong></p>
<p>Cancellation by the client. Cancellations must be received in writing and are subject to the following penalties:</p>
<p>Bookings cancelled 30 days before check-in date or earlier will receive a full refund. Bookings cancelled at least 14 days before check-in date will receive a 50% refund. No refund is available if canceled after that. Reservations will be canceled with no refund if the Guest provides false information during the reservation process or plans to advertise or hosts a Party, defined as exceeding the occupancy limit.</p>
<p>Changes, when available, require approval, a $100 fee, and payment for any increases in rental rates or fees. No Changes to reservations within 4 weeks of arrival will be permitted. There are no refunds for unmet expectations resulting from weather, natural disasters, pandemics, travel bans, personal or any other reason unless contained herein.</p>
<p>Cancellation by Global 1 Vacation Rentals. In the event of the rental property being no longer available through unforeseen damage or circumstances beyond the company’s control, we will seek to offer alternative accommodation. Failing that a full refund of all monies paid to the company will be made but that will constitute the limit of the company’s liability.</p>
<p>Global 1 Vacation Rentals reserves the right to cancel reservations and refuse service to anyone, to the extent permitted by law. Travel Insurance is recommended. The damage deposit varies by property and we also reserve the right to charge a higher damage deposit at our sole discretion.</p>
<p><strong>POOL POLICIES</strong></p>
<p>Pool Heat. Pools may not heat to the Guest’s desired temperature during colder weather and may take up to 48 hours to reach maximum temperature. There are no refunds for dissatisfaction with pool heat.</p>
<p>Pool Safety. Running & diving are prohibited. Children, of any age, are not allowed in the pool area without supervision. When available, safety netting & pool alarms must be used at all times and doors must be kept closed & locked. Any safety concerns, including if any equipment, pool alarms, safety netting, or locks, are not working properly must be reported immediately to the Management Company. Disabling Pool Alarms is strictly prohibited.</p>
<p><strong>ANIMALS</strong></p>
<p>No pets allowed are allowed on unless the property is specifically identified as pet friendly. Minimum fine is $300. All animals, including service animals, need to be approved prior to check-in.</p>
<p><strong>SMOKING</strong></p>
<p>All properties are strictly non-smoking. Failure to comply with this will result in the removal of the guest from the property, without recompense or refund and the loss of the security deposit or a charge to the guest’s credit card if no security deposit is in place to cover the deep clean</p>
<p>costs. The minimum fine for smoking is $500. Smoking is permitted outside of the property while all doors and windows are closed.</p>
<p><strong>PROPERTY ACCESS AND USE</strong></p>
<p>Check-in is from 4:00 pm on the day of arrival; check-out is by 10:00 am on the day of departure. Failure to depart on time may result in additional charges unless a special authorization has been requested and approved.</p>
<p>The property is provided with a complimentary supply of starter soap, toilet paper, dishwashing soap and trash bags. Once these items have been used, it is the guest’s responsibility to replenish them during their stay as well as washing any towels, linens and kitchen items as needed during the stay.</p>
<p>Please be aware that parking of RVs, campers and trailers anywhere in the development is not permitted by the local Homeowners Association.</p>
<p>Once a property has been confirmed it cannot be substituted for another property without financial penalties as per the cancellation policy. In the event that the reserved property cannot be supplied, due to reasons beyond our control, we will offer an alternative property of the same standard (or higher) OR full refund of all money paid.</p>
<p>Furnishings & amenities – Furniture should not be moved or rearranged for any reason. Furnishings and amenities are subject to change without notice. Furniture, bedding, mattress pads, utensils or any other furnishing or amenity supplied with the rental property must not be taken out or transferred from one property to another. Loss of these items, as well as damage to the property, furnishings, or amenities in excess of normal wear will be charged to the guest(s).</p>
<p>Every property is provided with a house information manual which will contain both general and specific information relevant to both the property and surrounding area. Attention should be given to the trash and parking requirements of Reunion Resort’s Homeowners Association as a failure to observe the rules can result in a substantial fine imposed by the resort.</p>
<p>Please note that: no refunds will be given for late arrivals, early departures or unused days of your accommodation package. Under no circumstances can the security deposit be refunded on day of departure.</p>
<p>Our vacation property is provided for general vacation use only. Parties and special events are not allowed. We reserve the right to ask guests to leave the premises without refund in the event of misuse of the property.</p>
<p><strong>OCCUPANCY</strong></p>
<p>Maximum Occupancy – At all times, the maximum occupancy is the number the property sleeps. Occupancy limits are in accordance with rules of the local or State Fire Marshall’s Office. Sleeping limit shows as (for instance) “sleeps 6”. Number of guests needs to be provided in</p>
<p>advance. Each child counts as one guest. If you bring in extra guests or visitors without prior approval guest(s) may be asked to vacate the property.</p>
<p><strong>LIABILITY</strong></p>
<p>Global 1 Vacation Rentals does not accept liability whatsoever for any injury sustained by any guest or visitor to the property, grounds or swimming pool, or for any loss or damage caused to any possessions brought onto the rental property. Without any restrictions, we shall not be liable for any loss or damage arising in connection with the guest’s stay in the property caused by matters beyond reasonable control, including acts of God, surrounding construction work, excessive disturbance of neighboring properties, failure of utility supplies such as water, electricity, gas or air conditioning. Although, we will make every effort to respond and minimize any disruption caused during the rental period. The owner/manager/host is held harmless for any injury which may occur from use of the pool and spa.</p>
<p>Risk of Loss. Each Party shall be responsible for loss, damage, or injury caused by his/her/its own negligence or willful conduct, or concerning Guest, also caused by members of Guest’s party and Guest’s licenses & invitees.</p>
<p><strong>Insurance. Each party must carry appropriate insurance.</strong></p>
<p>Lost or Stolen Property. Global 1 Vacation Rentals is not responsible for lost or stolen property. Guest agrees that personal property left on Property at the end of the Rental Period shall be deemed abandoned if good faith attempts to return it fail.</p>
<p>Default Status of Persons. Guest agrees that all persons on Property have transient status pursuant to § 82.045 Fla. Stat. (2017).</p>
<p>Grounds for Removal. Guest agrees Global 1 Vacation Rentals has the right to remove any persons in violation of § 509.141 Fla. Stat. (2017). And, Guest agrees to vacate, agrees Global 1 Vacation Rentals has the right to remove Guest & Guest’s party for breach of this agreement, and Guest waives any statutory right to a refund.</p>
<p>Waivers. Global 1 Vacation Rentals warrants property quality only to the extent it satisfies legal and contractual requirements, notwithstanding any pictures and presentations otherwise which, despite Global 1 Vacation Rentals’ reasonable efforts otherwise, could be construed as not being not as described. And Guest waives his or her right to claim the property was not as described.</p>
<p>Replacement Cost. Guests will be charged for replacement costs and administrative fees required as a result of the Guest’s breach, negligence, or willful conduct.</p>
